The selling process...
Valuation
The first step for most people is to understand the true value of the property they wish to sell, its individual strengths and the likely timescales they may be looking at based on current market conditions. Our locally based, experienced property valuers
offer a free, no obligation, factual and accurate appraisal of the current market value of your home at a time convenient to you.
Instructing the Agent
With the valuation completed you are now in a position to instruct us to market the property, whether that be now or in the future. Once you verify your desire to go ahead the valuer will organise an appointment with you to professionally photograph your property, prepare floor plans and walk you through all the necessary paperwork, regulatory requirements and agency agreement. Bearing in mind the importance of first impressions, we will give you the guidance, if necessary, on how to stage each room ensuring your property looks its very best.
Marketing
Once you have seen and approved your home’s brochure, you will then be in a position to receive prospective buyers. Applicants who view your property are all accompanied by one of our trained negotiators, taking the focus off of you and onto the property. As an established agency we always have an extensive list of buyers who we will present your property to immediately, so viewings can, and often do, occur very quickly after instructions are received. Our marketing is both professional and extensive. Listed below are just a few examples of the marketing and coverage we offer:-
Property Showrooms - Still today, we find that many serious buyers, when looking to purchase, will make the effort to come and visit us to discuss their property requirements. We ensure our properties stand out from the competition by working from accessible, prominent, centrally located showrooms in all our catchment areas.
Websites - The moment your details are prepared they will be uploaded to the internet and visible to all prospective purchasers immediately. We are on multiple websites including the three largest; Rightmove, Zoopla and Prime Location.
For Sale Board - This is the most traditional, simple and effective marketing tool ensuring visibility to all house hunters that are active in your immediate area 24 hours a day.
Feedback
We pride ourselves on our conscientious sales management and will keep you regularly appraised of your property’s performance in the market place. We will also relay, as promptly as possible, the feedback from potential buyers who have viewed your property.
Offers
All offers we receive will be qualified financially before being presented to you. Our trained negotiators work solely on your behalf and will then help guide and advise you as to the way forward, always with a view to achieving the best possible price.
Sale Agreed
Once a price has been agreed we will write to all parties involved and the transaction will begin. We provide a full after sales service and will now begin chasing through your sale and advising you and the buyers of the relevant steps you need to take, giving guidance and advice where appropriate. Your solicitor will provide all the legal paperwork and pass this onto the purchaser’s solicitor. The sale at this stage is still subject to contract. At this point most buyers will have a survey conducted either privately and/or via their mortgage provider. The purchaser’s solicitor will acquire local searches and liaise directly with your solicitor with regard to any enquiries they may have.
Exchange of Contracts
Once the buyers have a mortgage offer and/or their funds available together with their solicitor being happy with the title, searches and legal paperwork, exchange of contracts will take place. At this point the transaction becomes legally binding and your moving date is set.
Completion
The completion is the move date set, usually at least a week after exchange and by mutual agreement.
